1. In a typical inspection I examine the following systems: Roofing, Exterior, Structural, Electrical, Heating/Cooling, Insulation and Ventilation, Plumbing and Interior.

I look for proper function of every major system and its components. Each system has its intended function and it is connected to other systems. For example the exterior of the home will have an impact on the interior, a roof is not only the roof covering it also consists of the roof structure and attic space, type of structure and materials, any signs of deterioration and damage will ultimately affect the interior and structure.

 

 

2. Safety concerns – I look for potential safety concerns such as trip and fall hazards, missing or loose Hand rails, health hazards which could be found in types of materials existing in the house such as insulation, ceiling and floor tiles, potential for mold, unsafe electrical connections, combustibles materials and insufficient clearances, poor installation of exhaust vents such as dryer vents, gas leaks and etc.

3. System’s life expectancy; roof, furnace, a/c, hot water tank, plumbing, windows and doors etc.
