Currently in Ottawa we are experiencing a Sellers market. I don’t like this type of market. There should not be winners and losers in real estate and there are always one or more buyers who end up very sad and discouraged. Buyers are competing for homes and removing conditions like inspections to make their offers more competitive. This is the advice I give my clients in that situation.

1) Can we do an inspection before offers are being presented? If there is time we do it and yes you may be paying for and inspection and losing out in the offer process - but you are an informed buyer offering based on repairs needed and your ability to pay for the repairs and ….

2) Put in an inspection clause with a very short time frame tentatively book your inspector. If you loose the house guess what……

3) If you are desperate to get the home and have cash on hand to cover unexpected cost, can sleep at night after making your decision, well you are adult. In my experience most Sellers are unaware of many major problems found during an inspection and work with buyers for a mutually agreed upon solution………..so do what you will- but did I mention THERE IS ALWAYS ANOTHER HOUSE
