Sell First or Buy First
Some very fortunate Sellers are in the position to financially carry two mortgages taxes and upkeep on to properties- but for most Sellers the question to Sell first or buy first is a difficult one. Each scenario has advantages and disadvantages.
For most people selling first is the preferred option the advantages out weigh the drawbacks
1) Seller is in a stronger negotiating position when selling.
2) No interim or bridge financing
3) Less stress if house takes longer to sell then anticipated.
4) As a buyer your offer to purchase is stronger if there is no condition of selling your home first.
And the Disadvantages
1) Some buyers feel pressured to buy once there house is sold.
2) If you do not find the ideal home you may end up renting for the short term which means two moves!
Buying first can have advantages
1) You find dream home and you know what it cost and your exact move date.
2) Some Sellers need the motivation of having to sell to put there home in show ready condition
3) Know what chattels you are getting with your new home which may enable to offer some incentive to prospective buyers.
The choice is yours....... look at the big picture and decide what is right for you and your family.Moving alone is stressful enough!
